Frequency goal: Daily ingestion. Real coverage depends on a licensed feed or accessible public county records.

This dashboard now uses Supabase for its core property database. Scheduled Miami-Dade discovery is not connected yet; that will require a separate scheduled collector using free, lawfully accessible public sources.

Research safeguards

Record sale date separately from recording / publication date. Preserve folio, deed or source URL, property classification, and verified buyer name.

Link additional holdings only with supporting property / corporate records. A matching name or LLC alone is not proof of shared ownership.

Publicly documented current management and potential outreach relevance are research fields, not claims that the buyer requires services.

Deployment sequence

1. Obtain authorized sales source and validate county data fields. 2. Run scheduled ingest → normalize → classify → deduplicate → record source and verification. 3. Research confirmed buyer entities and related holdings. 4. Connected: authenticated Supabase property database. 5. Deploy secure hosting, scheduled jobs, and alerts.
